Appraiser Kleinhans draws the attention of property owners to the fact that notifications about the estimated value (NAV) are coming

NAV Letters are Coming! If you are a property owner in Nevada County, your Notice of Assessed Value (NAV) letter will be mailed by Saturday, July 13, 2024, and should be in your mailbox the week of July 15, 2024. The purpose of this letter is to inform you of your taxable value as of January 1, 2024, which is the value upon which your upcoming 24/25 annual assessed tax bill will be based. The notice will also indicate whether your property will be assessed under the auspices of Proposition 13 or Proposition 8. For more information on the difference between Proposition 13 and Proposition 8, visit our website at https://www.nevadacountyca.gov/Assessor.

Online value alerts are now available on our website by selecting “My Estimated Value and Property Features” in the blue rectangle or directly at https://common1.mptsweb.com/mbap/NEVADA/asr. Notices can be searched by appraiser’s parcel number or property address.

If after reviewing your NAV letter, you believe you have evidence that the full market value of your property on January 1, 2024 is less than your 2024-2025 assessed value, you may complete this Request for Informal Review of Assessment form (https://www.nevadacountyca.gov/Request-Informal-Review). This is a free service to the taxpayer! In order for the assessor to conduct an informal review of your property, please complete this form and return it to the assessor’s office by December 16, 2024.
