I love the place I live – Folsom Times

Every single column I write includes the phrase “I love where I live.” And that’s especially true in the summer season. I love the sunshine, the long days, and all the different activities that are available here. When clients come to this area looking for their dream home, it’s the community that has a strong influence on their decision to move here. Of course, there are beautiful homes here. But beautiful homes can be found in many places. This area has so much to offer and is always offering more.

I’m from the Bay Area. I moved here with my future wife in the mid-90s. We were attracted by so many of the area’s amenities, not to mention the real estate prices. It was very different then, but still the same as it is today. Great neighborhoods, quieter and slower pace, friendly people, fun outdoor activities, top-notch schools and shopping nearby. It’s only gotten better since then.

There are tons of summer activities. When we first arrived, white water rafting was our favorite summer activity. And the spot where we get out of the water was only 10 minutes from our house. Wow! Where am I? White water rafting is such an exciting and fun day. The Folsom Rodeo was and still is the spirit of Folsom in the summer. The 4th The fireworks in July are incredible. Downtown El Dorado Hills is packed for the 4th.th July celebration. Thousands of people come from far and wide to gather, enjoy the fun at Town Center, the Freedom Concert in the amphitheater, and a spectacular fireworks display. There is free music everywhere all summer long! It’s so much fun. Between Town Center on Thursday nights and Folsom’s Palladio on Friday nights, there is plenty of music in many genres. And it’s free! Grab dinner or some ice cream and enjoy everything from country to top 40 to classic rock.

Feel like a more peaceful summer activity? One that improves your posture and breathing, increases your flexibility and helps you manage your stress? Free yoga on Saturday mornings at the Palladio. A great way to improve your health and get involved in the community.

There are endless summer activities you can do alone, with your best friend, or in a group. How about a really nice hike in the El Dorado Hills? Right through EDH! You’d never know it was there if you didn’t know. An easy but relaxing 1.5 mile hike on the New York Nature Trail. It’s incredible. On one end is Art Weisberg Park and on the other end very close to Community Service District Park. This is a great example of how you can get away from it all and still be in the middle of it all. It’s ideal for a lunch break at work or a quick getaway before it’s time to pick up the kids. If you’re looking for a different experience, check out the Saratoga Recreation Trail. There are so many areas for hiking and biking in this area. Way too many to mention.

So many other summer activities can keep you busy and entertained. Golf and Frisbee golf are two of my favorites. I really like that on a hot summer weekend, I can finish my open house and within an hour, I can easily be paddling my kayak on Folsom Lake or Lake Natoma for a nice, refreshing way to cool off.

So before I put on my sunscreen and head to the lake, let’s review the current state of the local real estate market. In El Dorado Hills (EDH) and Folsom, the numbers are up through May 2024 compared to the same period in 2023. The average price of a home sold is up. The number of listings is up, and the number of homes SOLD is up. With all the news about interest rates and changing rules for real estate transactions, the numbers tell a different story. In EDH, the average price of a home sold is up slightly to over $1,080,000, while Folsom is seeing a significant increase to $855,000 compared to the same period in 2023. The number of listings is up over 20% in EDH and Folsom, while the number of homes sold through May 2024 is up over 5% in both areas. More interestingly, in EDH, just over 50% of recently sold homes (since 3/1/24) received multiple offers, with 75% of those homes receiving either two or three offers. Interestingly, 52% of those recently sold homes sold for less than their original price, while 36% sold for more than the original price. Those that sold for more than the original price were twice as likely to receive multiple offers. Obviously, getting multiple offers does not guarantee that the home will sell for more than the list price, but it is safe to assume that multiple offers can improve the overall terms of the buyer’s offer. In summary, the local real estate market is vibrant and can be a great time for both buyers and sellers.
