Cleveland is one of the cities where renovations significantly increase the value of homes

CLEVELAND, Ohio – From misery to profitability: Cleveland appears to be a hotspot for lucrative renovation projects.

A recent study by Frontdoor, an app that connects homeowners with home maintenance experts, examined the country’s 50 largest cities and found that renovating homes in need of renovation resulted in the largest increase in value in Cleveland, at 51%.

The study looked at the average size and price of homes listed on Zillow as needing renovation. A home renovation cost estimator was used to determine the expected cost, value added and profit margin of renovating each major room.

The top spot for home value increases after renovations is Toledo, where the value of homes in need of renovation increased by 65.8%, according to the study.

The top five are Detroit with 57.8%, Springfield, Illinois with 57.2% and Jackson, Michigan with 57.5%.

Other Ohio cities on the list were Columbus at 31st and Cincinnati at 34th, with home value increases of 20.5% and 19.5%, respectively.

The city with the smallest increase in property values ​​was Glendale, Arizona, which saw only a 16.7% increase.

The study also identified some of the key renovations that most increase the value of a home in need of renovation:

  • Semi-custom kitchen and bathroom cabinets
  • High-quality kitchen appliances
  • Kitchen worktops and kitchen backsplashes made of granite, quartz, marble or porcelain
  • High-quality fittings and sinks
  • Ceiling-mounted lights, spotlights above the sink/island or under-cabinet lights as well as LED lights for the living room
  • Cladding panels made of ceramic or porcelain tiles for shower and bathtub
  • High-quality toilet options for the bathroom
