According to HomeLight, “Renovations have become more important for homeowners who want to improve their living conditions without having to buy a new home and risk higher mortgage rates.”

In fact, in HomeLight’s survey, nearly half (49%) of top agents said homeowners are updating key rooms like kitchens and bathrooms while they wait for interest rates to drop.

If you’re looking to make improvements, here are four ways to increase the value of your home by next year.

Spacious bathrooms

If you’re into bathroom renovation, you may have noticed the trend of transforming these spaces into spa-like spaces.

With that in mind, perhaps your upgrades could include spa-like showerheads or soaking tubs. Perhaps additional storage or more vanity space would enhance your bathroom. Additionally, one way to increase the value of your home could be to add more square footage to your bathroom.

Flexible kitchens

You may want to enlarge your kitchen or add new features to increase the value of your home. According to the HomeLight survey, about 67% of realtors said kitchen upgrades will be one of the biggest selling points for buyers this year.

You might consider adding flexible pantry space or multiple sinks. According to Ramsey Solutions and based on calculations from Remodeling by JLC, the average return on investment for a comprehensive, upscale kitchen renovation is nearly 54% nationwide.

Functional layouts

These improvements can increase the overall living space of your home. If you can’t add more space, consider revising the floor plan.

Some areas you could target are standalone kitchens or smaller bathrooms. Not only could you increase value by increasing the size of these rooms, but you could also adjust the floor plan to connect the kitchen to other rooms. Another area to consider here is what to do with an unfinished basement. You could convert it into a livable space to increase the value of your home.

Let’s say you can’t afford to extend your home but still want to increase its value. Think about how you could repurpose unused spaces. Perhaps you have a home office that no longer serves its purpose. One way to increase value is to convert that office into a bedroom or flexible space.
