Property taxes: Edmonton heatmap shows estimated values ​​for 2024

The weather has been hot in the City of Edmonton this July, and there’s a heat map just in time for the start of the new property tax season.

The map, which was updated at the end of last month with current year data, shows the range of values ​​in the wake of a tax increase of 8.9 percent for 2024.

Available through the city’s open data portal, it shows the value of 426,913 properties in the city. Each property is given a color value that indicates what percentile it falls in compared to others.

The map shows residential properties, non-residential properties and agricultural areas.

City estimates WEM at $1.24 billion

The highest estimated real estate value in the city is that of a commercial property: the West Edmonton Mall (address: 8882 170 St. NW), which the city estimates to be worth $1.24 billion.

The University of Alberta’s main campus, also considered commercial, comes in second at $1.15 billion. The Alberta Legislature building complex (9804 107 St. NW) has an estimated value of $306.8 million.

At $167.5 million, College Plaza near the University of Arizona is the city’s highest-appraised residential/commercial property, while Summit Village in the Crestwood neighborhood at 10041 149 Street on the edge of MacKinnon Ravine has the highest assessed value for purely residential properties (no undeveloped land) at $13.33 million.
